How to actually find a rental home (and not get scammed)

Do not sign anything before you land

The viewing script that wins the room

You are competing with ten other applicants. Landlords and flatmates choose the person who feels lowest-risk.

Your rights as a tenant

New Zealand tenancy law is genuinely tenant-friendly, and it applies to you as an international student exactly as it does to a citizen. Bond money must be lodged with Tenancy Services within 23 working days โ€” it is never legally held by the landlord personally. Homes must meet Healthy Homes standards for heating, insulation, ventilation and draught-stopping. Rent can only be increased once every 12 months with 60 days' written notice. Landlords must give at least 48 hours' notice before an inspection. Disputes go to the Tenancy Tribunal for a small filing fee, and you can represent yourself.

Scams that specifically target new arrivals

Never pay a bond or rent before viewing the property in person or via a live video call where the person walks the whole house. Red flags: the "landlord" is overseas and cannot show the property, payment is requested by cryptocurrency or to a personal account with no tenancy agreement, the rent is far below market, or you are pressured to decide within an hour. A legitimate landlord will always provide a written tenancy agreement and a bond lodgement form.

The trick that saves เงณ1.5 lakh a year

Rent in New Zealand is quoted weekly and drops sharply 20โ€“30 minutes out from the city centre on a direct bus route. In Auckland, moving from the CBD to Mt Roskill or Papatoetoe saves roughly NZ$70โ€“90 a week โ€” about เงณ2.6 lakh a year โ€” while adding half an hour of commuting you can spend studying on the bus.
